1 PROJECT DISCUSSION
Discuss your brief including design ideas, objectives, customer needs, brand and workspace requirements and provide test fits.
Explain us your business requirement, brand requirements and preferred design aesthetics so we can better understand your business. Nominate your point of contact to represent your company throughout the fitout process.
2 PRE DESIGN
Visit the site and measure up the new space, document in case of any discrepancy from the drawing to the actual site. Collect relevant data from the builder along with consultants. Discuss budget.
Provide us details like facilities provided by builder as part of the lease agreement. Give us budget and programme requirements.
Prepare concept layouts, sketches, 3D views and elevations. Integrate branding and culture as part of the design.
Schedule a meeting to discuss the concept design and involve other stakeholders to review the design. When it is approved from all stakeholders, sign off on the design so we can proceed to the next stage.
Review quantity and project cost estimate with client. Make appropriate changes if required to meet the budget without compromising the design intent. We would be supporting client in achieving the pre approved budget without compromising on the quality or aesthetics.
Provide any additional information to the QS for costing. Review the budget internally. Once the budget is approved, proceed to the design development phase.
5 DESIGN DEVELOPMENT
Coordinate fee proposals and engage consultants. Provide GFC drawings for approval, including floor plans, elevations, sections and 3D views showing the flow between spaces, material finishes, designer light fixture along with signages.
Approve consultants’ fee proposals. Review the 3D views and plans. Give inputs to finalize the design. Review critical detailing. Discuss options for finishes, colours also the signage requirements.
6 MATERIAL APPROVAL
Prepare an interiors colour palette. Source materials, fittings and finishes (including lighting, flooring, wall coverings, soft & modular furniture, finishes and hardware). Once approved, we can procure these items directly from the suppliers and organise delivery.
Review and sign off a mood board and sample material swatches, furniture and fittings. Select soft fitout items from options we prepare.
7 COORDINATION WITH CONSULTANTS
Complete coordination of services with respective consultants’ and documentation of the same.
There will be minor involvement at this stage from client side.
At the pre-qualify tenderer stage invite up to three contractors for bidding. Issue tender documents and coordinate tender process. Review tenders and make a recommendation. Negotiate a contract with a selected vendor. Organise contract documentation. Agree with contractor on construction programme.
Discuss tender bids and tender recommendation. Approve successful building tender. Confirm construction programme time line.
9 SITE COORDINATION
Supervise construction and run site meetings to ensure that the work is being done in accordance with the contract. Establish time lines of day-to-day communication. Report progress via site meeting minutes. Issue contract instructions and provide additional information that may be required on site. Receive claims for payment, make deductions as outlined in the contract and issue certificates to authorise payment to the contractor. No additional money is spent unless variations are approved by client.
Attend site meetings, Review site meeting minutes and discuss any concerns with us. Receive and pay certified claims for payment. Discuss and approve any variations to the contract.
Prepare snag list at the end of the project. Issue field notes to ensure that they are corrected before final payment. Review warranties and guarantees. Prepare as-built drawings, services contacts and operating manuals as a maintenance instructions for client. Determine and certify final completion.
Move in and occupy the space. Inform us in case of any snags un attended or may occur during occupancy.
